How do you calculate property price per square meter?
Divide the total property price by the relevant area in square meters. Use the same area definition whenever you compare properties.
Should I use land area or built area?
Use the area that matches the decision. Land price per m² uses land area; apartment or building comparisons often use built, sellable, or rentable area. Label the basis and keep it consistent.
Can I compare MXN and USD listings?
Convert both prices to the same currency and date before comparing them. This tool does not apply an exchange rate.
Is asking price per m² the same as closing price per m²?
No. An asking calculation describes the listed price. A closing calculation requires a verified transaction price. Do not substitute one for the other.
